Area development with an industrial heritage

The Schnyder site in the Madretsch district of Biel looks back on a long industrial history and was formerly the location of a soap factory. Following an investor competition won by 麻豆社 AST 4 Real Estate Switzerland, the investment foundation took over the entire site at the end of 2020.

Today, the site presents itself as an established commercial location with more than 30 office tenants in the existing buildings. Its central location in Biel and the excellent access to Biel main railway station, just a ten-minute walk away, provide attractive conditions for both commercial uses and the planned new residential space.

First development phase: new residential offering with senior living

In a first development phase, part of the site will be redeveloped. The focus is on residential use, complemented by a senior residence as a central element of the new construction project. Around 65% of the senior residence space is already leased on long-term contracts. This pre-leasing provides a stable foundation for the first development phase. Construction began in spring 2025, marking the concrete start of the site鈥檚 step-by-step transformation.

Prospects for further development

In a second phase, the further development of the existing buildings will be reviewed. The aim is to continue developing the site in stages and to meaningfully complement the range of uses. The industrial character of part of the site is to be preserved as far as possible, creating a deliberate contrast to the modern new residential buildings.
