The investment foundation �鶹�� AST 4 Real Estate Switzerland successfully completed the re-opening of the investment group on 29 May 2026. As part of the re-opening, capital amounting to approximately CHF 300 million was raised. The funds are earmarked for the targeted expansion of residential use within the portfolio as well as for construction and development projects in the existing portfolio. Price publication took place on 1 June 2026.

The capital increase also enabled the reduction of the debt financing ratio to below 15%, further strengthening the financial stability of the investment group. The focus is particularly on existing properties where further development and densification will create additional residential space in attractive locations.

The property in Meyrin, Canton of Geneva, was acquired at the beginning of 2022 with the objective of transforming a courtyard building previously used as office space into attractive residential accommodation. The building consists of a five-storey structure from the 1970s as well as an additional extension dating from 2014 and is overall in good structural condition.

As part of the project, the upper floors will be stripped back to the shell and complemented by three additional stairwells. In addition, an extra storey is planned. The majority of the newly created apartments will feature balconies overlooking the green inner courtyard, offering a high level of residential quality in an urban environment. Completion of the project is scheduled for autumn 2029, with an investment volume of approximately CHF 140 million.

The neighbourhood plan for the property located on Birseckstrasse in Birsfelden has been approved. Its location directly on the Birs river combines a high quality of living with an attractive recreational area. Thanks to good public transport connections, Basel city centre can be reached by tram in less than ten minutes; schools and shopping facilities are located in the immediate vicinity.

The neighbourhood plan was approved by the cantonal government in 2022. In the newly created apartments, future residents will benefit from thoughtfully designed floor plans and generous views of the surroundings. Completion of the project is planned for summer 2030, with an investment volume of approximately CHF 76 million.
