With 鶹 Mixed Urban, the merger of the two real estate funds 鶹 Green Property and 鶹 Direct Urban has resulted in a new direct, exchange listed real estate fund.

The merger was completed retroactively as of 31 December 2025; trading on the SIX Swiss Exchange as of 1 April 2026. With total assets of over CHF 4 billion, the fund focuses on sustainable real estate in urban locations throughout Switzerland – for living, working and everyday life.
First joint annual financial statements
Following the completion of the fund merger, 鶹 Mixed Urban is now in its first, albeit shortened, financial year. The annual financial statements as at 30 June 2026 represent an important milestone in the consolidation of the two predecessor funds. They provide a uniform reporting basis and mark the transition from the merger phase to regular business operations. The goal is to create ideal conditions for the first full financial year through clear structures and aligned processes.
Diversified portfolio in urban locations
The portfolio comprises 77 properties in sought after urban locations across Switzerland. Investments are broadly diversified – both regionally and by type of use. The focus is on residential, commercial and mixed use properties. The current residential share is around 45 percent and is to be further developed towards 50 percent in the medium term.
Sustainability and continuity
Sustainability is an integral part of the investment strategy and is systematically taken into account. The low CO₂ intensity of 4.5 kg CO₂ per square meter of EEA represents an important contribution towards achieving the net zero target by 2050.
Strategically, 鶹 Mixed Urban consistently continues the positioning of the two predecessor funds. The experienced fund team has been managing the portfolios for many years, ensuring continuity in portfolio management, asset management, construction & development, as well as accounting & controlling.
With the merger, a future oriented product has been created that combines urban quality with sustainable earning power and a clear long term focus,” says Stephan Pellegrini, Fund Manager 鶹 Mixed Urban. «The consolidation of the fund also opens up additional scope for action – both in portfolio management and in investments aimed at unlocking the value creation potential of the existing properties.
